The Crossings at Alexander Place
Raleigh, NC · Full LED conversion
A 390,323-square-foot retail center in Raleigh, North Carolina, home to a strong national tenant roster including Target (shadow anchor), Kohl's, Best Buy, Total Wine, PetSmart, Ross, and Old Navy. Served by Duke Energy, this well-positioned center in the Raleigh metro draws heavy daily traffic from one of the fastest-growing markets in the Southeast.
The Problem
The property's legacy lighting system was typical of early-2000s retail construction — a mix of fluorescent, metal halide, and CFL fixtures that had aged past their peak efficiency. As the fixtures degraded over nearly two decades, energy costs climbed and maintenance became increasingly frequent and costly.
The Approach
We completed the retrofit in September 2022, converting the property's lighting to high-efficiency LED technology. The scope addressed all fixture types across the property, replacing every legacy lamp with LED equivalents matched to the property's architectural style and lighting requirements.
The Results
An outstanding financial return: a 2.36-year payback — one of the fastest in the portfolio. The rapid payback reflected the significant efficiency gap between the aging legacy systems and modern LED technology. The upgraded lighting improved the property's nighttime appearance and enhanced safety across the parking areas.
