Birkdale Village
Huntersville, NC · Full-site LED conversion
A 250,000-square-foot lifestyle center in Huntersville, North Carolina — home to premium tenants including lululemon, Sephora, Anthropologie, Williams-Sonoma, and J.Crew. As a lifestyle center serving one of the Charlotte metro's fastest-growing suburbs, the property's exterior lighting needed to match the upscale tenant mix and the high foot traffic the center consistently draws.
The Problem
The property relied on a mix of legacy exterior lighting — CFL, fluorescent, halogen, incandescent, and metal halide fixtures — driving excessive energy consumption and creating a mounting maintenance burden. Lamp replacements, ballast failures, and inconsistent light levels across the parking fields and building facades were a recurring issue.
The Approach
We completed a full-site LED conversion in June 2024, replacing every legacy fixture with high-efficiency LED equivalents matched to the property's architectural character. The scope covered pole-mounted parking lot lights, building-mounted wallpacks, flood lights illuminating signage and facades, and specialty fixtures throughout the tenant corridors.
The Results
$78,666 in total annual savings. Maintenance savings alone account for $70,808 annually — eliminating the constant cycle of lamp and ballast replacements that plagued the older systems. The improved light quality enhances the evening shopping experience for Birkdale's premium tenant base and strengthens safety across the parking areas.
