A national real estate investment manager needed to standardize lighting across their retail portfolio — different fixtures, different ages, different states. We audited each property, designed a unified LED specification, secured rebates in each market, and installed under one accountable contract. Operating costs dropped immediately. Maintenance calls stopped.
The Problem
Nuveen's retail division managed a multi-state portfolio of centers with aging exterior lighting. Every property was different — different fixture types, different ages, different levels of disrepair. Some sites had frequent outages. Others had dark spots that tenants flagged as safety concerns. There was no consistency, no standard, and no single vendor who could handle the whole portfolio.
The Approach
We audited every property, designed a unified LED specification that accounted for each site's pole heights, mounting configurations, and voltage systems, and coordinated utility rebate applications in every market. Every property was brought to the same standard under one contract, one point of accountability, one schedule.
The Results
70% energy reduction across the portfolio. Every property brought to the same standard, market after market. Maintenance calls on exterior lighting dropped to near zero. Nuveen has expanded the relationship to industrial properties, and we have been their lighting contractor since 2021.
