Shoppes at Lake Mary
Lake Mary, FL · Full exterior LED conversion
A 130,147-square-foot retail center in Lake Mary, Florida, anchored by Publix, with additional tenants including Great Clips, GNC, UPS Store, and Subway. Served by Duke Energy Florida, this grocery-anchored neighborhood center is a daily-needs destination that relies on consistent evening lighting.
The Problem
The exterior lighting was legacy technology — CFL, fluorescent, and metal halide fixtures. Metal halide pole lights in particular required periodic lamp and ballast replacements, driving disproportionate maintenance costs for a property of this size.
The Approach
We completed the exterior conversion in January 2023, replacing every exterior fixture with energy-efficient LED equivalents. Pole lights received new LED heads for improved parking lot coverage, while recessed cans and floods were upgraded to deliver consistent illumination across the building facades and tenant entrances.
The Results
$6,183 in total annual savings. Maintenance savings of $4,588 annually accounted for the majority of the return. While the absolute dollar savings were modest due to the smaller scope, the percentage improvement in operating efficiency was meaningful, and the low capital requirement made this one of the most accessible projects in the portfolio.
