A 257,838-square-foot retail center in Glen Allen, Virginia, anchored by Publix, T.J. Maxx, Ross Dress for Less, Petco, and Rack Room Shoes. Served by Dominion Energy Virginia, the property is a high-traffic grocery-anchored center in the Richmond metro that operates from early morning through late evening hours.

The Problem

The property's exterior lighting was entirely legacy technology — fluorescent, halogen, and metal halide fixtures. Metal halide pole lights in particular were problematic, with long restrike times during power interruptions and significant lumen depreciation over their lifespan. Keeping the system operational was substantially expensive.

The Approach

We executed the full exterior conversion in February 2022, replacing every fixture with LED technology. Pole lights received new LED heads delivering superior uniformity across the parking lots, while wallpacks and floods were upgraded to provide consistent, high-quality illumination across every building face and tenant entrance. The project was completed with minimal disruption to tenant operations.

The Results

Among the strongest results in the portfolio: $86,790 in total annual savings. Maintenance savings of $68,391 annually reflect the elimination of hundreds of lamp and ballast change-outs that were required to keep the legacy system functional. For a grocery-anchored center where early-morning and late-evening lighting quality directly impacts shopper comfort and safety, the upgrade was a clear win.
