Marketplace at Mill Creek
Buford, GA · Full-site LED conversion
A 265,110-square-foot power center in Buford, Georgia, anchored by Lowe's, Marshalls, Ross, Old Navy, and Party City. Served by Georgia Power, this well-positioned center in the fast-growing Gwinnett County market generates consistent traffic and requires reliable, high-quality lighting across its full site.
The Problem
The existing lighting system used a mix of CFL, exit signs, fluorescent, halogen, metal halide, and quartz technologies. The diversity of lamp types created a maintenance headache — multiple lamp inventories, different replacement cycles, and inconsistent color temperatures across the property.
The Approach
We completed a full-site LED conversion in February 2022, replacing every fixture type with matched LED equivalents. The project standardized the entire property on a single lighting technology, eliminating the complexity of managing six different lamp types and bringing uniform light quality to parking areas, building facades, and common areas.
The Results
Outstanding financial performance: $47,721 in total annual savings. Maintenance savings of $26,257 annually eliminated the costly cycle of managing multiple lamp inventories. The quick payback made this project a textbook example of why LED retrofits are among the highest-ROI capital improvements available to CRE owners.
