Fort Myers, FL · Full-site LED conversion
A 280,203-square-foot community center in Fort Myers, Florida, home to Winn-Dixie, Bealls, CVS, Burlington, Ross, and Five Below. Served by LCEC (Lee County Electric Cooperative), this property had some of the oldest lighting infrastructure in the portfolio.
The Problem
The full-site lighting was primarily CFL and metal halide. Four decades of Florida heat, humidity, and salt air had taken a toll — accelerating corrosion and increasing the frequency of lamp and ballast failures. The metal halide fixtures in particular were energy-intensive and maintenance-heavy.
The Approach
We completed the full-site LED conversion in December 2024, replacing every fixture with modern LED technology designed to withstand Southwest Florida's demanding climate. The new fixtures were selected for durability, corrosion resistance, and superior thermal management — critical factors in a coastal Florida environment.
The Results
$35,518 in total annual savings. Maintenance savings of $11,203 annually reflect the reduced service burden, while the energy savings component was the primary driver given the older, less efficient baseline technology. The upgraded lighting has transformed the property's nighttime appearance and improved safety across the parking areas.
